Signs Your Exterior Needs Soft Washing
Soft washing is for the surfaces a pressure washer would damage. Organic growth and weathering show up on siding, stucco, awnings and painted trim long before they show on the concrete, and they need a gentler method.
- Green or black growth on siding, stucco or trim, especially on north-facing walls
- Mildew and mould that keeps coming back after a rinse
- Chalky, faded paint or oxidation on coated surfaces
- Streaks and staining under windows, vents and rooflines
- Dirt and pollen baked onto awnings and canopies
- Grimy brick, stone or render that a hose will not touch
- A building that looks tired from the street even after the lot is washed
Soft Wash Pressure Washing in Seattle
Soft washing is low pressure plus the right cleaning solution. Instead of blasting a surface, we apply a treatment that breaks down organic growth, let it dwell, and rinse it off gently. The result is a deeper, longer-lasting clean with no risk to the surface underneath.
We soft wash commercial buildings across the Seattle metro area, from single storefronts to multi-building portfolios.
- Low-pressure soft washing for siding, stucco, EIFS and render
- Mildew, mould and algae treatment that reaches the root, not just the surface
- Awnings, canopies, entryways and covered walkways
- Painted wood, fiber cement and vinyl siding
- Brick, stone and block that cannot take high pressure
- Roof soft washing as a standalone service
- Recurring exterior maintenance schedules for property managers

What Soft Washing Is, and What It Is Not
Soft washing is not weak pressure washing. It is a different method with a different purpose. Pressure washing relies on force to push dirt off a hard surface like concrete or asphalt. Soft washing relies on a cleaning solution to dissolve and kill what is growing on a softer surface, then rinses it away at low pressure.
That difference matters on anything painted, coated, textured or sealed. High pressure can etch stucco, drive water behind siding, strip paint, tear screens and ruin a roof. Soft washing cleans the same growth without any of that.
If the surface is hard and bare, pressure washing is the right call. Read more on our pressure washing services page. If the surface is a roof, we always soft wash it. See roof pressure washing.

Why Soft Washing Protects Your Property
Force is what causes most exterior cleaning damage. Water driven sideways behind siding, into window seals or under flashing is how a wash turns into a repair bill. Soft washing removes the need for that force.
Because the treatment kills mold, mildew and algae at the root rather than scrubbing the surface, the clean also lasts longer. Regrowth is slower, so you are not paying to repeat the same wash every few months.
- No etching of stucco, render or mortar
- No water forced behind siding, seals or flashing
- Paint, caulk and coatings stay intact
- Growth is treated at the root, so results last longer
- Landscaping and plants are protected and rinsed
- Safe for glass, frames, awnings and signage
How Our Soft Wash Process Works
Every building is walked before we start so the mix and the method match the surface.
- We review the surfaces, the growth and the surrounding landscaping
- Plants, cars and openings are covered and protected
- The soft wash solution is applied at low pressure from the ground or a lift
- It dwells so the treatment can work into the growth
- The surface is rinsed gently from the top down
- A final walkthrough confirms the result before we leave

What Soft Washing Removes
Soft washing handles the growth and staining that accumulates on softer exterior surfaces.
- Mildew and mould on siding, trim and stucco
- Green and black algae on north-facing walls
- Pollen, dirt and pollution film
- Chalky oxidation on coated surfaces
- Cobwebs, insect nests and organic debris
- Streaks under windows, vents and rooflines
- Grime on awnings, canopies and entryways
How Often Should a Building Be Soft Washed?
There is no single schedule. Shade, tree cover, weather exposure and the surface material all move the timeline.
- Shaded and north-facing walls: once a year
- Buildings under trees: once or twice a year
- Busy storefronts and entries: every 6 to 12 months
- Awnings and canopies: every 6 to 12 months
- Roofs: every 12 to 18 months, or yearly where moss is heavy
- Multi-building portfolios: a set schedule across all sites
